Many investments involve goods that are naturally limited to a certain amount. For instance, there is only so much gold in the world. No matter how much people buy gold, no one can really create any more than there already is. That's one of the reasons why gold is such a great investment. But, the problem is that not everyone cares about gold. Sure, some people love gold jewellery, but only some people 'can't live without it'.

When you are talking about land, you will have to agree that everyone 'can't live without it'. Out of anything that you can purchase, land is the one thing that you cannot live without. There is only so much land and everyone needs at least a little bit to live on. No one is making any more land, but people are buying it up at increasing rates.

This increasing demand for land makes it a great investment. In fact, investing in land gives you an investment which will, over the long run, only increase in value. While possessions like cars and homes lose value as they grow older, land will continue to become more and more valuable as time passes on.

It appreciates rather than depreciates. This is because of all of the reasons I have discussed above: we all need land and no one is making any more of it.

So if you are new to investing in land you can be sure that you are in a profitable business.

8 Factors to consider when buying land

There are various things to consider when buying land and I have discussed them as below: Building Site Approval . Find out if you are allowed to build on the land from the countries land authorities that must have the records for this. Water . Does the site have adequate access to water? How deep will you have to drill to access it? What is the flow rate of the well? Do you have rights to surface water? Ventilation . Do you have adequate natural air flow to ventilate and cool the home? Find out if your ranch has free air ventilation for your own comfort as you plan to settle there. Enough room to Breathe . Do you have enough space to live the life you want to live? Proximity . How much driving will you need to do on a weekly basis? Find out your proximity to the needed resources in your ranch for example food, shopping, schools medical services etc Utilities . What is the access to utilities? Find out if you have near access to requirements and utilities that you may need. Community Services . Is there a fire department near you? How about an ambulance? How close you need to be to such services will depend on many things, your health is one of them. Beauty and Comfort . Does the land feel right in your heart? Find out if the land you are planning to buy feels ok for you before you buy.

What makes land good for ranching?

A Water Source – One of your main concerns of land suitable for ranching is water. You need water for livestock, for crops you plan on growing . I This is actually one of the most important concerns you should have when you are looking at these ranch country properties. Plenty of Grass – Grass is important especially if you plan on having livestock on the property. While you can provide them with hay and other feeds, it can save you a huge amount of money if you have great grass for the livestock to eat, so make sure that the ranch property you are considering has some nice grass pastures available for the livestock you plan on having on the ranch. Shade is Important – Having adequate shade is also important in land for ranching.. .Your animals will not do well if they always end up out in the sun, so it’s great to make sure you have some shade on the property so they have the opportunity to stay under shade, especially in the hot summer season. Clear Boundaries – Clear boundaries are also important when you are considering ranch land in any part of the country. Be sure of where the boundaries of the property are and that they are clearly marked as well. Often, fencing is a great way for these boundaries to be marked clearly. Avoid Buying in Flood Zones – When looking for ranch land for sale, it’s important that you avoid buying in flood zones. Take the time to do some research to find out if the ranch acreage you are considered is in a flood zone. Flooded land can result in the loss of feed, buildings, and even your livestock. Look for Easy Access – It’s also important for you to look for easy access when you’re looking to buy land for ranching. Make sure that you have great access on and off the ranch so you can easily get in and out. A property without easy access is going to cause you difficulties, so you need to be sure that easy access is available. Consider the Types of Wildlife Already on the Property – Last of all, when you are looking for quality ranch acreage for sale, it is extremely important that you consider the types of wildlife already on the property you are considering. There are some types of wildlife that you may not want on your ranch property, since they can be dangerous to the livestock that you plan on owning.

Qualities of good farming land

Good land is a mixture of organic matter, sand, silt and clay, and the amount of each component is important. Very sandy soil does not hold water well, and an over abundance of clay holds too much.

Other important characteristics are the depth of the soil and its ability to bind nutrients for plant use.. .The following are qualities of good farming land. Texture and Water-Holding Capacity Loam soil, often considered the best type of farmland, is a mixture of organic matter, sand, silt and clay that has no more than 20 percent clay (montmorillonite type) and no more than 40 percent sand or 40 percent silt. Loamy soil will hold 5.8 inches/foot water at saturation, of which between 2 and 2.8 inches/foot will be available for plant use. Poorer-quality soils contain more sand or clay relative to the amount of organic matter and silt. Soil Fertility Plants need proper nutrients to grow and produce. Thus, good soil must be capable of binding nutrients for future uptake by plant roots. Loam soils with high organic content hold nutrients best, so good farmland will have organic matter making-up 5 percent of its composition. Soil Depth, Structure and Porosity Rooting needs differ for various crops, and the depth of the soil is part of judging which crops to plant. For example, corn roots grow downward to a depth of 4 feet or more. Good soil will have enough porosity to allow air flow in the root area and a moderate amount of percolation. Good land for growing different crops : For Maize Maze has the third largest acreage among cultivated crops in the world (209 million acres). Land conditions best for corn growing are also good for many other crops. Between 18 and 22 inches of available soil moisture are needed during the growing season for corn to reach maximum yields. For Wheat Wheat covers more land area in food production worldwide (300 million acres) than any other crop. In the United States, 70 percent of wheat growing takes place in the area from Texas to Minnesota and west to Montana. This region has favorable climate conditions but less water, making it good land for growing wheat where alternative uses would not be as profitable. Also in Kenya wheat grows around rift valley areas where there is favorable climate conditions but less water to sustain the growth of wheat. For Rice A clay-base layer is the best type of farmland where rice is grown in flooded fields. Rice is the second largest cultivated crop in the world, at 230 million acres in production. Most is grown with flooding technologies that require very low water percolation rates for best results. For example Rice grown in Mwea Tebere irrigation scheme, and parts of western Kenya are areas with excellent conditions for

Why you should buy Land

Investment The biggest reasons for buying land is for the investment. Land is usually an appreciating asset, meaning the property value will go up as time goes on. For those willing to stick with a long-term plan, you could potentially make money buying land, letting it go up in value and then reselling it for more than you paid for it. Building A Dream Home Many people buy land with the purpose of building their own home on it. This is ideal for those with the money to build the house of their dreams. Aside from the personal benefits this option offers, the land is almost certain to go up in value with a nice home built on the property. Other Development Similar to building your dream home on your land, you may choose to build dwellings for others or commercial buildings on your land. While this option takes a lot of money to see through, the potential to make much more makes it worth the risk. Once the buildings are up you can either sell them for one large sum or rent them out for a recurring pay check. Conservation Buying large areas of land can be a smart way to ensure their conservation. For those concerned with the environment, this option provides more moral advantages than monetary gain, though you can still potentially make money. More to land than meets the eye When an investor decides to buy land a wealth of opportunities becomes open to them. For example, some properties are planted in timber, which can be used for financial gain. On a cleared piece of land there are even more possibilities; it could be used for agricultural purposes, for example to plant crops or raise cattle. A tangible asset What land offers simply cannot beat its tangibility. It is also one of the safer forms of investment, being extremely stable, especially in the present economic climate.

How to buy land in Kenya

These are basic steps that you should follow in buying land in Kenya. Hiring a lawyer is important, but there are things you need to do by yourself first. This will reduce your legal fees greatly, and make your transaction time less.

The procedure of buying land is as follows: Identification: There are various ways to identify land for purchase, ranging from the most primitive to engaging a real estate agent to carry out the land search for you. The most important thing is to be clear on what you want, before starting the search for land. There are different kinds of properties; residential, controlled development, commercial etc. The land you buy should be aligned to your other investment objectives. It’s also important to do some basic due diligence about the property, for example by consulting the neighbors e.g to find out if the area floods during the rainy season. Please note that experts advise that the rainy season is the best time to identify land. Conducting a search: Once you have identified your target property, ask the seller for a copy of the title deed, which will help you conduct a search on the property. This will help you be required to file a search application form, attached to a copy of the title deed, and pay a fee at the Land Registry which is at (Ardhi House) Nairobi. This process takes 2-3 days, after which you should be able to get the following information about the land: the registered owner of the property it’s size any encumbrances against the land such as court orders, loans taken against it etc. Sale Agreement : This is the point which you appoint a lawyer, to help draft a sale agreement. Lawyers often have standard sale agreements, but it’s important to make sure it’s suited to the circumstances of the transaction before signing. The standard agreements stipulate a 90 day completion period for the transaction. The sale agreement should be stamped and stamp duty paid to be be admissible in court, ensure that your lawyer gets it stamped in case of any dispute arises in future. Land Transfer : Once the transaction has been finalized, the buyer’s advocate prepares a transfer, which is signed by the seller and his advocate. Both parties have to provide documentation such as ID, PIN certificate, the original title deed, land rent/rates clearance certificate, the land valuation and passport sized photographs. Stamping and registration formalities: Once the transfer has taken place the purchaser will be required to conduct a valuation of the property, register it and pay rates and rent on it.

Buying Land in Kenya - Avoiding Scams

Here are a few good suggestions on how to avoid scams when buying land in Kenya; a few tips to help you get that juicy piece of land that is for sale without losing your hard-earned money to fraudsters.
